Water Damage in Arvada: What We Actually See Here
Arvada is one of the few Denver-metro cities that still feels like its own town. Olde Town, built around the original 1870 townsite with its flour mill and water tower, gives it a real downtown, and the G Line runs to Union Station from that same block. West of Indiana Street, Candelas and Leyden Rock look nothing like that — brand-new homes with foothills views and open space out the back door. In between sit the 1950s–1980s ranches and split-levels of Allendale, Lake Arbor and Ralston Valley, most with finished basements.

Arvada’s Ditches and Creeks Sit Above the Houses
Arvada is stitched with moving water that most cities do not have. Ralston Creek runs east through town to its confluence with Van Bibber Creek, Leyden Creek feeds in from the northwest, and the Croke and Farmers Highline canals carry irrigation water across the north and west sides at elevations above the neighborhoods below. Arvada has managed this for decades — it was one of the first cities in the country to attenuate flood flows and control floodplain development, starting in the early 1970s, and it rehabilitated Leyden Dam in 2001.
The stress test came September 11–13, 2013, when city documentation records the Croke Canal over-topped, breached and compromised in multiple locations, with known breaches at Leyden Creek, Van Bibber Creek and Moon Gulch. Homes along Leyden Creek above and below Alkire Street took damage. Ditch water is not the same as storm runoff — it carries silt, weed seed and field debris, so a basement it reaches needs different handling than clean supply-line water.
Sewer Backups and the Basements Nobody Checks
The other lesson from that same September is one Arvada homeowners rarely hear about: the Ralston collection and transmission pipeline surcharged, and several homes and office buildings were flooded through their sewer connections. That is a category-three loss the moment it happens: anything porous it touched — pad, carpet, drywall bottoms, stored cardboard — is not salvageable.
We see a smaller version of this all year in Arvada’s older cores, where original clay and cast iron laterals run under mature trees. Roots find the joints, the line slows, and the first sign is a basement floor drain somebody visits twice a month. Arvada’s Older Housing Stock and the Leaks You Don’t Hear
A lot of Arvada was built between the 1940s and the 1980s — the ranches and split-levels through Allendale, Ralston Valley and the streets around Olde Town, then Lake Arbor as the city pushed north and west. Those houses were built well, but the plumbing inside them is now decades past its design life, and Jefferson County’s expansive clay does the rest. Ground that swells and shrinks with the seasons works on buried pipe joints and supply lines until something finally gives.
The failures we see in these homes are rarely dramatic. A supply line weeps behind a finished basement wall. A cast iron or clay lateral cracks and roots find it. A hose bib on a north wall splits over the winter and nobody knows until spring. By the time there is a stain or a smell, the water has usually been moving through the framing for weeks.
