Loveland Sits in One of Colorado’s Busiest Storm Corridors
Loveland is a city of about 81,000 at the mouth of the Big Thompson Canyon, and its water damage profile is written by weather more than by plumbing. Larimer County has recorded 478 hail events since 1996, and the costliest weather event on record here was a flash flood — July 1997, roughly $190 million in property damage. If you own a home in Loveland, storm water is the risk you should be planning around.
Hail damage that shows up months later as a leak
The hail problem in Loveland isn’t usually a roof caving in. A severe storm in July 2024 damaged windows, roofs and trees across Loveland and Berthoud, and the calls we get from storms like that arrive in two waves: a few right away, and many more the following season.
Hail bruises shingles — it fractures the mat and knocks off the protective granules without punching a visible hole. The roof looks fine from the driveway. Then the next heavy snow sits on it, meltwater works through the weakened shingle, and water appears on a bedroom ceiling in January. By then most homeowners no longer connect it to a summer storm, and the insurance conversation gets much harder than it needed to be.
If a storm hits your neighborhood, get the roof looked at that season, not after the leak.
The Big Thompson is beautiful and it has a history
Loveland has lived through this twice. The 1976 Big Thompson Canyon flood remains one of the deadliest in Colorado history, and in September 2013 the river came up again — 66 buildings inside Loveland were impacted, more than 1,000 in adjacent county areas, and crews performed 80 rescues in under an hour.
Most Loveland homes aren’t in the canyon. But the same runoff behavior shows up in ordinary neighborhoods every spring: a fast warm spell moves snowmelt down out of the foothills into saturated ground, the water table lifts, and basements that have been dry for a decade suddenly weep at the floor-to-wall joint. That’s not a plumbing failure, and it’s usually not covered the way people assume.
Two Lovelands, two failure modes
East Loveland — Centerra, the Lakes at Centerra, the newer corridor along I-25 — is young housing stock with new-build failures: PEX fittings, appliance supply lines, unsettled grading. The older core west of Lincoln and up toward Mariana Butte has the opposite issue: aging supply lines, original water heaters, and finished basements built before anyone thought about vapor barriers. We work both, and we approach them differently.
Loveland Neighborhoods We Work In
We respond throughout Loveland and the 80537 and 80538 areas — Centerra and the Lakes at Centerra, Mariana Butte, Seven Lakes, Boedecker, downtown and the historic core, the neighborhoods around Lake Loveland, and out toward the canyon mouth. We also cover Berthoud, Johnstown, Milliken and Campion with the same crew and the same response time.
What Happens When You Call Us
- We answer. A real person, 24/7, including 3 a.m. on a holiday.
- We’re on site fast. We’re based in Johnstown, central to Northern Colorado — not dispatching a truck from Denver.
- We find all of it. Thermal imaging and moisture meters map where the water actually travelled, including inside walls and under flooring.
- We extract and dry. Commercial air movers and dehumidifiers placed by calculation, with daily readings until materials hit dry standard.
- We handle your insurer. We document the loss the way adjusters need it and work directly with all carriers.
Call Us Before You Call Your Insurance Company
This is the single most useful thing we tell Loveland homeowners. If you call your insurer first, a claim gets opened based on a description of damage nobody has actually assessed yet. If you call us first, we document the loss properly — moisture readings, thermal images, a real scope — and the claim gets filed with evidence behind it. It’s a smoother claim and a scope that reflects the true damage.
Not sure it’s bad enough to call? Call anyway. Our moisture detection tools tell us in minutes what you can’t see. We would much rather tell you your home is dry than meet you in a month with a mold problem.
Loveland Water Damage Questions We Get Constantly
How fast can you get to my Loveland home?
Typically about 60 minutes, 24/7. We’re based in Johnstown, just down the road, so Loveland is one of the closest cities we serve.
We had hail this summer and now there’s a stain on my ceiling. Are those related?
Very often, yes. Hail-bruised shingles can take months to actually leak, and the delay is the single most common reason Loveland roof-leak claims get complicated. Call us — we’ll document the moisture and the path it took, which is exactly what your carrier needs to connect the leak back to the storm.
Water is seeping in at the bottom of my basement wall during spring melt. Is that covered?
Groundwater seepage usually isn’t covered by a homeowners policy, while a sudden plumbing failure usually is — and the two look nearly identical on a wet floor. We identify which one you actually have before anyone files anything, and that determination changes how you should proceed.
My basement took on water but it seems dry now. Do I still need someone?
Yes, get it checked. Surfaces dry long before the wall cavities, insulation and subfloor beneath them do. Mold can begin growing in trapped moisture within 24 to 48 hours.
How much does water damage restoration cost in Loveland?
It depends entirely on how far the water travelled and what it soaked, so any number quoted before an inspection is a guess. Our inspection is free, and in most cases the work is covered by your homeowners policy.
Do you handle mold too?
Yes. Water damage and mold are the same problem at different stages, and we handle both, so you aren’t hiring a second company halfway through.
