Longmont is three towns stacked on each other, and each fails differently. There is the 1870s grid downtown — the Eastside and Westside Historic Districts, laid out on the original town plat, full of houses with low coal cellars, stone foundations and floor drains never meant for a washing machine. The Resilient St. Vrain Project will eventually pull more than 800 acres and over 500 buildings out of the floodplain — real progress, and a reminder of how much of Longmont was in it.

Most calls are quieter than a flood: a burst line in an unheated Old Town crawlspace in January, a sump that quit during spring melt, a fridge hose that ran all weekend.

The St. Vrain Corridor and the Ground Around It

If your house sits along the greenway or in the older blocks that drain toward the creek, your risk is not only the creek jumping its banks. It is groundwater. When the St. Vrain runs high, the water table under the low blocks rises with it, and basements dry for twenty years start weeping at the cove joint. Getting the water out is the easy half; drying the slab edge and the base of the framing before the drywall wicks is what keeps you from a mold call in six weeks.

Old Town Clay Lines, Expansive Soil, and the Sewage Backup Nobody Expects

Longmont’s oldest blocks still have original clay sewer laterals running under mature cottonwoods, and the region’s shrink-swell clay soils — the Colorado Geological Survey puts national expansive-soil damage above floods and hurricanes combined — pull those joints apart a little more every wet-dry cycle. Roots find the gap, and the line backs up into the lowest basement fixture at the worst possible hour. That is a Category 3 loss: contaminated material comes out rather than gets dried in place.

The Resilient St. Vrain Project has removed hundreds of buildings from the mapped floodplain, which is genuinely good news. But mapped flood risk and water risk are not the same thing. Groundwater, storm sewer surcharge and ordinary plumbing failures fill most Longmont basements in an average year. Near the creek, keep the sump serviced and know where your main shutoff is.

Why do Old Town basements smell musty even when nothing obvious has leaked?

Many Eastside and Westside houses have stone or unsealed foundation walls and shallow cellars built for coal, not carpet. They breathe soil moisture year round, and a finished room down there can hold enough humidity to grow mold without a visible drip. My sewer line backed up into the basement. Can I just clean it myself?

Please do not. Sewage is a Category 3 loss, and bleach will not resolve bacteria inside porous materials. Contaminated carpet, pad and the lower drywall have to come out, and the cavity disinfected and dried under containment. That process also creates the documentation your carrier will want. Stay out of the area until it is contained.
