Brighton is an old farm town with a very new edge stitched onto it. The downtown core was platted in 1881 and 1882 around Bridge Street and the Union Pacific tracks, and the city’s own historic district carries a period of significance running from 1880 to 1945. Around it are working-class houses over a century old: brick, partial or dirt cellars, cast-iron and clay waste lines, additions layered on across four generations. Those two Brightons fail differently. In the old grid: sewer backups from root-filled clay laterals, cellar seepage, supply lines in uninsulated crawl areas that split in a January cold snap. The other thing that defines Brighton is water on the surface. The South Platte runs along the western edge of the city, and Adams County’s irrigation history left the Fulton Ditch and the Brighton Lateral threading through neighborhoods and behind backyards. In September 2013 the South Platte carried the entire Front Range flood downstream past Brighton toward Weld, Morgan and Logan counties, and Weld County alone reported flood impacts to about 3,000 homes. Living near the river bottom or a ditch does not doom a house; it means the groundwater under your basement answers to the river, which is a different drying problem than a broken pipe.

West Brighton sits on the same fertile river-bottom ground that made this an agricultural center in the first place. When the river is up and irrigation season is running, groundwater sits closer to the underside of basement slabs than homeowners expect, and we get calls about damp corners, cove-joint seepage and sumps that never shut off. Almost always hydrostatic pressure. On the river-bottom ground along the western side of Brighton, groundwater rises with river flows and irrigation season, and it pushes up through the cove joint where the slab meets the foundation wall. There is no pipe to fix. The answer is drying the affected materials, then correcting drainage, sump capacity and discharge so the next wet stretch is uneventful.
