Why Greeley Homes Flood — and Why It’s Often Not a Broken Pipe
Greeley is a city of roughly 115,000 people built on top of infrastructure that, in places, is more than a century old. That combination produces a water damage profile you don’t see in the newer towns around it. In Windsor we’re usually called for a failed fitting in a five-year-old house. In Greeley, we’re just as often called for something coming up through the floor rather than down through the ceiling.
Sewer backups are a Greeley specialty
Homes built here before the mid-1980s commonly used clay sewer pipe, which grows brittle with age, cracks as soil shifts, and opens seams that tree roots find and fill. The city also runs about ten sewage pumping stations, and the City of Greeley is explicit that a pump station failure can cause overflows and backups into basements. It happens: in January 2008 a single backed-up sewer line pushed sewage into at least six Greeley basements in one night.
A sewer backup is not a mop-and-fan job. It’s Category 3 water — contaminated — which means porous materials that absorbed it cannot be sanitized in place and have to come out. Carpet, pad, drywall bottoms and particleboard go; the cavity gets cleaned, treated with antimicrobial and dried under monitoring. Doing less than that leaves a bacterial problem inside your home.
Aging water mains and supply lines
The same century-old infrastructure that Greeley’s water department works constantly to replace means older neighborhoods see more main breaks and more corroded galvanized supply piping inside the homes themselves. Galvanized pipe rusts from the inside out, and the failure is rarely a polite drip — it’s a pinhole that becomes a split.
The rivers are real, and 2013 proved it
When the South Platte and the Poudre came up in September 2013, Greeley and Evans were among the hardest-hit communities in the state. Weld County estimated roughly 2,900 residential properties were impacted. Homes along the river corridors on the east side of town, and anything low-lying near the confluence, carry a flood exposure that a standard homeowners policy does not cover — a distinction most people discover at the worst possible moment.
And the new side of town has the opposite problem
West Greeley has been building hard — the city led Northern Colorado in residential construction in 2022 — and those newer subdivisions bring the new-build failure modes: crimped PEX fittings that let go a few years in, hand-tightened appliance supply lines, and grading that hasn’t finished settling. Greeley is effectively two cities from our side of the truck.
Greeley Neighborhoods We Work In
We respond across Greeley and the 80631, 80634 and 80639 areas — from the historic homes around Glenmere Park, Hillside and the UNC campus, to Kelly Farm, Promontory, Westmoor, Maplewood, Poudre River Ranch and Pumpkin Ridge, out to the newer west Greeley subdivisions. We also cover Evans, LaSalle, Milliken and Eaton with the same crew and the same response time.
What Happens When You Call Us
- We answer. A real person, 24/7, including 3 a.m. on a holiday.
- We’re on site fast. We’re based in Johnstown, central to Northern Colorado — not dispatching a truck from Denver.
- We find all of it. Thermal imaging and moisture meters map where the water actually travelled, including inside walls and under flooring.
- We extract and dry. Commercial air movers and dehumidifiers placed by calculation, with daily readings until materials hit dry standard.
- We handle your insurer. We document the loss the way adjusters need it and work directly with all carriers.
Call Us Before You Call Your Insurance Company
This is the single most useful thing we tell Greeley homeowners. If you call your insurer first, a claim gets opened based on a description of damage nobody has actually assessed yet. If you call us first, we document the loss properly — moisture readings, thermal images, a real scope — and the claim gets filed with evidence behind it. It’s a smoother claim and a scope that reflects the true damage.
Not sure it’s bad enough to call? Call anyway. Our moisture detection tools tell us in minutes what you can’t see. We would much rather tell you your home is dry than meet you in a month with a mold problem.
Greeley Water Damage Questions We Get Constantly
How fast can you get to my Greeley home?
Typically about 60 minutes, 24/7. We’re based in Johnstown, a short drive down Highway 34, so Greeley is a quick run rather than a long dispatch.
Sewage backed up into my basement. What do I do right now?
Keep people and pets out of the affected area, don’t run any more water into the drains, and call us. Sewage carries bacteria and the cleanup has real safety requirements — this is the category of loss where DIY causes the most harm. We handle extraction, removal of contaminated materials, antimicrobial treatment and drying.
My Greeley basement took on water but it seems dry now. Do I still need someone?
Yes, get it checked. Surfaces dry long before the wall cavities, insulation and subfloor beneath them do. Mold can begin growing in trapped moisture within 24 to 48 hours, and by the time you can see or smell it you’re paying for demolition instead of drying.
Will my homeowners insurance cover this?
Usually, when the water is sudden and accidental — a burst pipe, a failed supply line, an appliance letting go. Sewer backup is often covered only if you carry a specific backup endorsement, and river flooding generally isn’t covered by a homeowners policy at all. We work with every carrier and will tell you honestly how your claim is likely to be viewed.
How much does water damage restoration cost in Greeley?
It depends entirely on how far the water travelled and what it soaked, so any number quoted before an inspection is a guess. Our inspection is free, and in most cases the work is covered by your homeowners policy.
Do you handle mold too?
Yes. Water damage and mold are the same problem at different stages, and we handle both, so you aren’t hiring a second company halfway through.
Local Matters Here
Revive Restoration is owned by Levi, born and raised in Northern Colorado, and family operated since 2016. We live in the same weather that damages your home. When a sewer line backs up into a Glenmere basement in February, you’re calling neighbors — not a franchise call center in another state.
