On one road you will find a 1900s farmhouse on stone footings, a mid-century ranch over a crawl space, a manufactured home, and a newer custom build up on the bench toward Bellvue. Each one fails differently, and none of them are on a subdivision’s tidy drainage plan. Second, a lot of these properties run on private wells and septic systems, so the water infrastructure that breaks is yours, not a utility’s.

Canyon Mouth Runoff and the Poudre’s Record

Water arrives in Laporte from above, fast. The Poudre drains roughly 1,890 square miles of the Mummy and Never Summer ranges before it reaches this valley, and the river’s history here includes the great flood of May 1904, when a Chambers Lake dam failure and heavy rain took out nearly every bridge along the river and destroyed more than 150 homes downstream. Add Rist Canyon and the smaller side drainages and Laporte gets both river rise and sheet flow off steep ground, which means water entering at grade through a window well, a walkout door or a crawl space vent rather than up through a floor drain.
