Johnstown is home for us. Our shop sits at 3787 Ronald Reagan Blvd, Unit 1, and Levi, born and raised in Northern Colorado, has run Revive as a family operation since 2016. When a supply line lets go on a Sunday night in Rocksbury Ridge, we are not dispatching a van from Denver.
Johnstown is really two towns stacked on top of each other, and they fail in completely different ways. Old Town, platted by Harvey Parish in 1902 around what is now Parish Avenue, still holds houses from the sugar-beet years, with cast-iron and clay drain lines, low unfinished basements and additions built decade by decade. Those homes leak slowly: a hairline foundation crack, a root-bound sewer lateral, a laundry drain that finally backs up.
Then there is the other Johnstown. The town went from roughly 17,300 residents in 2020 to about 22,400 by 2025, near 30 percent growth, ranking tenth fastest-growing in the nation among towns over 20,000 for 2024–25. Thompson River Ranch, Rocksbury Ridge, Pioneer Ridge and the newer stretches east of I-25 are almost entirely post-2000 construction: PEX manifolds, finished basements, second-floor laundry rooms. Those houses do not seep. They burst, and a builder-grade supply hose can put an inch of water across a finished lower level before anyone hears it.
Two Rivers, One Town, and the Memory of September 2013
The Big Thompson runs along the north edge of town and the Little Thompson comes in from the southwest, and in September 2013 both of them came up at once. Weld County issued mandatory evacuations in Johnstown — the neighborhood north of Colo. 60 from North Parish west to the river, and the area south of Colo. 60 down toward Molnar. The Little Thompson overtopped CO 257 between here and Milliken, and Johnstown-Milliken Re-5J schools closed for two days. Groundwater still rides high in that bottomland after a wet spring.
New Construction Is Not the Same as Trouble-Free
The most common call we take from Johnstown’s newer subdivisions has nothing to do with weather. It is a failed washing machine hose, an ice-maker line, a water heater at year twelve, or a frozen hose bib during a January cold snap. Because these basements are finished, the water hides — under laminate, behind baseboard, inside insulated stud bays — and drying has to be done with meters and containment, not a rented fan.
