Water Damage in Eaton: What We Actually See Here

Eaton is an old farm town that happens to be growing again. Benjamin Eaton mapped it out in 1882 along the Union Pacific line and named the streets after trees to encourage residents to plant them. The town incorporated on December 5, 1892, and ten years later got the first sugar beet factory in Weld County. That history is still legible in the housing: the blocks near downtown hold homes a century old or more, on shallow foundations, over crawl spaces, with plumbing that has been patched by five different owners.

The other Eaton is the ring of subdivisions added since the 1990s, Aspen Meadows, Eaton Commons, Governors Ranch, Maplewood Estates, Hawkstone and Camfield, plus Brown Farm, where grading for 166 new homes began in 2025 near Weld County Road 37 and Cheyenne Avenue. The town population reached 5,802 in the 2020 census, up nearly 33 percent in a decade. Those newer houses have deep, often finished basements, and the water heaters and supply lines that came with the earliest of them are now at the end of their service life.

Century-Old Laterals and Sewer Backups

The single most common serious loss in old-town Eaton is not a burst pipe, it is sewage coming back up a basement floor drain or a laundry standpipe. The town maintains its side actively, jetting and cameraing about 40,000 linear feet of 6-inch to 18-inch mains each year, and it replaced its treatment plant with a new 1.75 million gallon per day facility after the old oxidation ditch could no longer keep up. What that cannot fix is your service lateral. When one of those clay joints fails, contaminated water reaches flooring and drywall, and the job needs containment, extraction and antimicrobial treatment, not a shop vac.

Irrigation Ditches, Shallow Groundwater and Crawl Spaces

Eaton sits at about 4,839 feet in the middle of irrigated farm ground. The canal and lateral system that built this town still carries water past neighborhoods every summer, and when ditch flows are high the shallow water table comes up with them. In homes with stone foundations and dirt-floor crawl spaces, that shows up as damp joists, musty ductwork and efflorescence on basement walls weeks before anyone calls it water damage.
