Burst Pipe Emergency: What to Do in the First Hour (Northern Colorado)

A burst pipe is one of the few home emergencies where the damage keeps getting worse every minute you wait. A single broken supply line can push hundreds of gallons of water into your home in a couple of hours — through floors, down inside walls, into insulation and subfloor where you can’t see it.

First 5 Minutes: Stop the Water

Everything else can wait. In order:

1. Shut off the main water supply. This is the single most important thing you will do. Your main shutoff is usually in the basement, crawl space, or utility room near where the line enters the house — often on the street-facing wall. Turn it clockwise until it stops.
2. Open the lowest faucet in the house. This drains the remaining pressurized water out of the system instead of out of the break.
3. Kill power to any area with standing water. If water is near outlets, a panel, or a furnace, shut off the breaker for that zone — but only if you can reach the panel without standing in water. If you can’t, leave it and tell us when we arrive.

Call Us Before You Call Your Insurance Company

When you call your insurer first, you’re describing damage you haven’t assessed yet, to someone who will open a claim based on that description. When you call us first, we document the loss properly — moisture readings, thermal imaging, photos of what’s behind the wall, a scoped inventory of affected materials — and then the claim gets filed with real evidence attached.

While You Wait for the Crew

• Photograph and video everything before you move or clean anything. Wide shots of each room, then close-ups of the break, wet flooring, soaked baseboards, and any damaged belongings. Timestamps matter.
• Move what you can — furniture, boxes, electronics, anything on the floor — to a dry area. Put foil or wood blocks under furniture legs you can’t move so the finish doesn’t bleed into carpet.
• Get standing water off hard floors with towels or a wet vac if it’s safe. Don’t attempt this in a flooded basement with live electrical.
• Don’t run your HVAC if water reached ductwork or the furnace. You’ll push moisture and potential contaminants through the whole house.
• Leave wet drywall and insulation alone. Tearing it out yourself before it’s documented can complicate your claim.

Why “It Looked Like It Dried” Is the Costly Mistake

We get called out constantly to homes where a pipe burst weeks earlier, the homeowner mopped up the visible water, ran a box fan for a day, and moved on. Then comes the musty smell, the discolored patch on the wall, the floor that feels soft underfoot.

Here’s what actually happened: water traveled along the framing and wicked up into drywall and down through the subfloor. Insulation held it like a sponge. The surface dried, the cavity didn’t. In a wall cavity holding moisture at room temperature, mold can start growing within 24 to 48 hours — winter doesn’t stop it, because the inside of your house is warm.
