Water Damage in Berthoud: What We Actually See Here

Berthoud sits where it does because of a flood problem solved in 1883. The settlement began on the Little Thompson river bottom, and in the winter of 1883–84 buildings were loaded onto wheels and hauled by draft teams a mile north onto the bluff at the railroad’s urging. So the historic core sits above the river while newer development spreads back toward it and toward I-25 — a split that runs through nearly every job we do here.

The old town is small and historic: 34 properties make up the Berthoud Historic Commercial District along Mountain Avenue, and the surrounding blocks include the 1886 Welch Addition. Houses there have stone or brick foundations, plaster interiors, shallow cellars and plumbing patched by five generations. Modern Berthoud is another animal: the town issued permits for more than 500 single-family homes in 2018 alone, had over 6,000 approved lots in the pipeline, and grew from roughly 6,000 residents in 2016 to 10,332 at the 2020 census. TPC Colorado at Heron Lakes opened east of town with over a thousand homes planned around it — big houses, finished basements, baths upstairs.

Between the two sits the Little Thompson River. In September 2013 that river — normally about six feet wide and six inches deep — grew to roughly ten times its size. Statewide the flood destroyed around 1,850 homes and killed nine people; in Larimer County alone early estimates ran to 1,500 homes destroyed and 4,500 damaged. The Little Thompson and the ditch-and-reservoir landscape

Berthoud has been shaped by irrigation since James Eaglin filed for river water rights in 1869 and the Handy Ditch Company formed in 1881, bringing Big Thompson water into the Little Thompson valley; Carter Lake went in five miles from town starting in 1950. Berthoud homes therefore sit among ditches and reservoirs that keep water moving around them all summer. Near a lateral or down in the bottom, we see seasonal seepage, wet crawlspaces and sumps running far more than expected, with no broken pipe to blame.

The two halves of town need different work. In the old core we dry slowly around plaster, lath and original wood, with containment and daily monitoring rather than fast demolition. In the newer subdivisions the loss is clean water in volume, and the job is getting under engineered flooring and into stud cavities before the finished basement below joins the problem.

How much of a risk is the Little Thompson River to my home?

It depends on whether you are on the bluff or near the bottom — the town moved uphill in 1883–84 for that reason. In 2013 the Little Thompson swelled to about ten times its normal size and valley properties took the worst of it. Homes well above the channel still saw raised groundwater and overwhelmed drainage, so elevation helps but does not settle it.

Can you dry a historic Berthoud house without wrecking the original finishes?

That is usually the goal. Around Mountain Avenue and the older additions we work with plaster, lath, stone foundations and original trim, using containment, targeted airflow, controlled dehumidification and cavity drying, and removing only what is truly lost. Speed matters most here: the sooner we start, the more of the original house survives.

Why is my crawlspace damp every summer with no leak?

Because Berthoud sits in an irrigated valley. Ditches dating to the Handy Ditch of 1881 carry water through town all season and the reservoir system keeps groundwater active, so on low ground the moisture arrives through the soil, not a pipe. We dry the space, then look at vapor barriers, grading and sump discharge so it does not repeat every June.

My house is new construction near TPC Colorado. What should I watch?

The newer builds around Heron Lakes and the eastern edge of town are large, with baths and laundry upstairs over finished space. Watch water heater age, appliance supply lines and any line in an unheated garage bay, and learn where your main shutoff is. Here the damage is driven by how long water runs, not by anything being old.
